A popular website with no app is usually not an opportunity
Someone will eventually bring you a popular website with no app and call it an opportunity.
Usually it is not one.
Take a calculator site in the US top 50,000 with 86% of its traffic on phones. That sounds like an app waiting to happen. The App Store search term for what it does scores 9 out of 100 on popularity. A puzzle solver in the US top 10,000 scores 6.
Web traffic is long tail Google: thousands of phrasings, each worth a trickle. App Store traffic is two word queries typed by someone who has already decided they want an app on their phone. Those are different markets, and one does not convert into the other.
So when the pitch is "look at all that mobile traffic, and nobody has built the app", the boring explanation is usually the right one. A large site with no app is rarely an oversight. It is often a business whose demand does not exist in the search box you are about to go compete in.
Ask whoever brought you the idea to show you demand in the store, not traffic on the web.
